Cardiff Half Marathon
The firm would like to congratulate Emma Baldwin upon her successful completion of the Cardiff Half Marathon raising funds for Velindre Cancer Hospital. She achieved her Personal Best time of 1:48.
Emma has started retraining for next year hoping to better her current time.

SDLT Update!
Rightmove have today reported a huge 13% increase on prices in Wales alone this year with a combined increase of 6.7% throughout England and Wales since March 2020!
The Land Transaction Tax (Wales) holiday ends at the end of next month with Stamp Duty (England) having a further limited extension until September when normal rates will resume.
Stamp Duty/Land Transaction Tax is an important cost to factor into your property purchase and it can easily be the most costly disbursement!

Land Transaction Tax holiday extension!
Like Stamp Duty Land Tax (Stamp Duty in England) the Land Transaction Tax (Wales) 'holiday' has been extended until 30th June 2021.

Stamp Duty holiday extended!
Rishi Sunak has today announced that the Stamp Duty Land Tax holiday will be extended by another three months, until the 30th June 2021.

Stamp Duty/Land Transaction Tax Holiday
The Stamp Duty/Land Transaction Tax holiday is due to expire on 31st March 2021.
The housing market has seen a mini boom due to the holiday and this, along with complications caused by coronavirus, have resulted in significant delays in property transactions.
There are also delays with Mortgage providers, search results taking up to twice as long as usual and many firms being inundated with property transactions!
With the national average property transaction time now at around 18 weeks from start to completion, new clients should calculate the rates from 31st March which can be viewed here for Stamp Duty and here for Land Transaction Tax.

Coronavirus and the housing market!
The housing market saw somewhat of a boom in the latter half of 2020 despite the coronavirus pandemic, which was fuelled by the Governments temporary reduction of Stamp Duty (which is due to end on 31st March 2021)
The property market shows no signs of slowing down with Rightmove predicting a 4% rise in property prices in 2021 although predicting a lull in the second quarter of the year once the Stamp Duty cut ends.

LTT Update!
Following on from the Stamp Duty Land Tax (SDLT) changes, the Welsh Finance Minister has today announced that people buying their main homes in Wales costing less than £250,000 will not pay any tax under temporary measures.
The changes will apply from Monday 27th July and last until 31st March 2021.

SDLT Changes!
From the 8th July 2020 the SDLT (Stamp Duty Land Tax) rates are changing. You now only start to pay SDLT on the amount that you pay for the property above £500,000. These rates apply whether you are buying your first home or have owned property before. These changes will apply until up until the 31st March 2021.

Coronavirus Update
Following the Welsh Governments press conference on Friday the lockdown in Wales is being eased from today with a further review on the 18th June.
As little has changed for us we will continue to operate behind closed doors, liaising with clients via email, telephone and post.

Stamp Duty/Land Transaction Tax
When buying a new home an important cost to factor into your budget is the payment of Stamp Duty (England) or Land Transaction Tax (Wales)
In England Stamp Duty is payable on residential properties from £125,000 and in Wales from £180,000. There is additional duty payable if you own more than one property.

News update
The family department has been dealing with changes to family law. The new Children and Family Act has now abolished Residence Orders and Contact Orders. They have been replaced by a Child Arrangements Order. This determines with whom a child is to live, spend time, or otherwise have contact. The Act imposes a presumption that both parents should remain involved in the child’s upbringing, although this does not mean that parents are presumed to be involved to an equal extent.
Another significant change is that there is now a requirement to engage in Mediation before starting any Court Proceedings except in an emergency.

Child Abduction case
Victoria Mills was recently involved in a Child Abduction case. The client provided instructions on Monday 11am. A court hearing was arranged and upon her representations, the judge made an order for the child to be returned. The child and parent were successfully reunited by 6pm the following day.
